The fees shown below apply to the architectural services indicated for loft conversions or kitchen extensions to residential properties with up to two bedrooms.

Our fees are transparent, competitive, and structured to reflect the scope and complexity of the services provided.

Projects involving properties with more bedrooms, or any commercial developments, are assessed individually and fees will be discussed and agreed on a case-by-case basis to suit the specific requirements of the project.

Accurate on-site measurement of existing buildings and spaces, forming the basis for all design work.

Site Survey & Feasibility Study

After being appointed as your architectural design team, the next step is conducting a feasibility study of the site. This evaluation helps identify the best design options suitable for the location. Following this, a detailed site survey will be carried out, covering measurements of the existing building, as well as the front and rear gardens. Based on the survey results, we will create 2D drawings of the current structure, including Plans, Elevations, and Sections. If required, a 3D model of the building can also be provided. In cases where other consultants are responsible for the survey, we will ensure you are kept informed.
Concept Design

At this stage, we turn your design ideas into visual forms. Drawing on the feasibility study data, we offer multiple 2D concept design options, such as floor plans, elevations, and sections that compare different layout possibilities with the existing one. Once the concept designs are ready, we will present them to you, giving you the chance to review and visualise the proposed changes. Should you wish to make revisions, there will be no additional charges, although it may impact the project timeline.
Proposed Design and Planning

Once the concept design is finalised and approved, we move forward with creating a drawing package for submission to your Local Authority during the planning application process, typically beginning at Stage 3. This package will include both the existing and proposed Plans, Elevations, Sections, and supporting documentation. A copy of the final planning package will be provided to you, and if further information is required, Symmetric Architecture will work with any necessary consultants following your consent. This package will also be utilised during the tender stage.
Technical Design

Upon receiving planning approval, we will proceed to the technical design phase. During this stage, detailed technical drawings are developed in coordination with other consultants you may have hired, such as structural engineers or quantity surveyors. These technical documents are vital for the construction and manufacturing stages of the building and are also used in the tendering process.
